Core & Shell involves removing the current debris, interior finishes and infrastructure items such as electrical, plumbing, HVAC and fire alarm systems. This will be expanded to include removal of interior partitions and opening up the floor plan with as few interior walls as practical. From here the primary infrastructure will be designed, engineered and installed with top performance and efficiency in mind.

Parking Solution

Parking Garage is a major undertaking and will serve the needs of this facility for the foreseeable future.

Surface Parking may be the fastest and easiest parking solution but may not be the ideal solution for the occupancy in this building.

We are carefully evaluating the pros and cons of all parking solutions available and make the best decision with a long-term perspective.

Leasing Details

Marketing for us begins now, with this website as we share the progress with the Sioux City community. As the property begins to come to life again, our efforts in this arena will increase in volume and reach. The goal can be stated as simply as, "finding the right tenant that fits this property."

Lease Management Once a tenant is identified, enters into a lease and moves in, the long-term management of the facility can begin. We are fully capable of servicing the lease and caring for our tenant for many years to come.
